The problem
A 2014 grade-A tower whose double-height lobby was emptying by 10am — 9,800 square feet of the most expensive circulation in the city.
Our approach
We broke the volume into four rooms of different heights and temperatures: a café, a quiet bay, a long table, and the arrival itself. Dwell time went from ninety seconds to nineteen minutes.
